Guest accommodation terms for holiday homes at Thelenshof.

§ 1 Scope of Application

These General Terms and Conditions apply to the rental of holiday homes at Thelenshof, Holderweg 8, 53925 Kall, Bärbel Thelen (hereinafter "Landlord"), to the guest (hereinafter "Tenant").

§ 2 Conclusion of Contract

The rental agreement is concluded upon written booking confirmation by the Landlord. By accepting the booking confirmation, the Tenant acknowledges these Terms and Conditions.

The Tenant is liable for all fellow travellers as for their own obligations.

§ 3 Rental Property and Use

  • Use exclusively for accommodation purposes.
  • House rules are a binding part of the rental agreement.
  • Smoking is prohibited in all buildings.
  • Pets only with prior consent.
  • Maximum occupancy must not be exceeded.
  • Subletting is not permitted.

§ 4 Prices and Payment

  • The prices confirmed at the time of booking apply.
  • Deposit of 30% within 7 days of booking confirmation.
  • Balance payment no later than 21 days before arrival or in cash upon arrival.
  • Bed linen, towels and Wi-Fi are included in the price.
  • Final cleaning: Green House €30, Red House €50.
  • Pet: €10 per night.
  • The holiday home must be left in a broom-clean condition. This includes washed dishes, disposed of rubbish and tidy rooms.
  • After departure, an inspection will be carried out by the Landlord. If the cleaning effort significantly exceeds the usual scope of a final cleaning, the additional cost will be charged at actual cost, but at least €50.

The municipality of Kall has levied an overnight tax (bed tax) since 01.01.2026 at a current rate of €2.00 per person (over 18 years) per night. This tax is not included in the rental price and will be charged separately or collected on site. A flat rate of currently €2.00 per night applies to motorhome pitches. Changes by the municipality are reserved.

§ 5 Arrival and Departure

Check-in from 3:00 pm, check-out by 10:00 am, unless otherwise agreed.

§ 6 Cancellation by the Tenant

  • Up to 60 days before arrival: free of charge.
  • 59–1 days before arrival: 60% of the total price.
  • No-show: 90% of the total price.

The Landlord will endeavour to re-let the property. Saved expenses will be credited. We recommend taking out travel cancellation insurance.

§ 7 Cancellation by the Landlord

The Landlord may withdraw from the contract for good cause, in particular in the event of force majeure, natural disasters, fire, illness or unforeseen uninhabitability of the accommodation, as well as in the event of late payment by the Tenant. Payments already made will be refunded in full.

§ 8 Liability

The Landlord is liable for damages arising from injury to life, body or health, as well as for other damages based on intentional or grossly negligent breach of duty.

The Landlord is only liable for items brought onto the premises in the event of own fault.

The Tenant is liable for damage to inventory or buildings, for lost keys and for damage caused by fellow travellers or pets. The cost of replacing locks in the event of lost keys shall be borne by the Tenant.

§ 9 Right of Withdrawal

There is no right of withdrawal pursuant to § 312g (2) No. 9 BGB (German Civil Code), as this constitutes services related to leisure activities with a fixed date.

§ 10 Place of Jurisdiction

German law applies. The place of jurisdiction for merchants and legal entities is the registered office of the Landlord. Otherwise, the statutory jurisdictions apply.

§ 11 Final Provisions

Should any provision of these Terms and Conditions be invalid, the validity of the remaining provisions shall remain unaffected.
